I'm a designer, contractor, and project manager helping local homeowners in East Toronto with getting their renovations started the right way.

Many homeowners believe the best thing is to start calling contractors for quotes, or getting architectural drawings done...but both of those paths lead to problems later.

The better approach is to get a good understanding of what's possible first in order to plan a renovation that's optimized for your home and your priorities.

Each home/homeowner combination is unique, so I like to see your home and hear your thoughts in order to provide recommendations for what will give you the most value in a home renovation.

What To Expect from Your Audit

✅ FIRST - Don't clean up for me! I'm a mom of two little kids...I KNOW how the toys all end up in the living room and the kitchen table can turn into a craft zone. I want to see what your house is really like in order to understand how you live and where your problems are. If you hide it all away, then I won't be able to know how to help you the most. So let it all hang out. Don't feel embarassed about being busy and real. If your house looks like an Instagram shot, then I can't see the real you. And it's the real you that needs the reno.

✅ You can give me a tour of your home and tell me what you'd love to have happen with a renovation. Give me your big picture goals and aspirations...the full wish list, along with your problems and frustrations.

✅ We'll have an open conversation about what's the most feasible for your home, where you'll get the most value in a reno, how I would suggest you tackle it, and what to do next.

✅ I'll give you my thoughts on your current layout and design (and your proposed changes if you have thought that far ahead) and where I could see improvements.

✅ I'll look at your home's structure and be able to tell right away where you can easily remove walls and make major alterations

✅ I'll give you tips on timing, planning, red flags, and whatever else comes up in conversation. I'll answer all your questions about your home, including what's likely hiding behind the walls, what you should do first, and whatever else you need clarity on.

What You Won't Get

❌ Any quotes or estimates. I might be able to give you a rough ballpark but it will depend on the conversation.

❌ Sales pitch for future support or services

❌ Recommendations on specific products or materials

❌ Drawings or designs

❌ Meeting notes or follow-ups. This audit is a process that will occur in real time, through conversation. Please ensure all decision makers can be present for the meeting.
