Renovation Planning

If I Was Starting A Home Renovation From Scratch

If I could rewind and start my renovation journey from scratch, here's exactly how I'd spend my time.

Spoiler: it involves a lot of planning (and very little stress). Enjoy!

Before I Even Started To Plan

First, I'd live in the house for at least a year before even starting to plan.

Why? Because you need to live in a space to understand it. You might think you're a die-hard outdoor enthusiast who needs those Instagram-worthy French doors leading to the backyard. But then summer hits, and the mosquitoes come out to play—and suddenly, your dreamy outdoor dinners turn into a battle with bug spray. Maybe a screened-in porch needs to be included in the project afterall.

Living in your home for all four seasons helps you design for your real lifestyle, not the one you think you have.

Once I'd soaked up that year of insights, here's how I'd break down the rest of the journey:

A Stress-Free Renovation Timeline

January: Start Renovation Planning Academy as life settles after the holidays. I'd focus on Modules 1-3 during the cozy winter months and get comfortable creating 2D plans in SketchUp.

March: Finalize my layout. Let it simmer while gathering more inspiration. At the end of the month, I'd send my layout for the free review bonus you get with RPA.

April-May: Digest the feedback and move on to Module 4. With the warmer weather, I'd start sourcing finishes for Module 5 and refine my budget while enjoying the summer.

September: With the kids back in school, it's time to dive back into serious planning. I'd work on my 3D renders and finalize documentation to share with contractors and trades.

November: With a solid plan in hand, I'd decide whether to hire a contractor or manage the project myself. I'd source my team, get permits, and order any materials with long lead times.

April (Year 2): Construction begins! Starting in spring ensures no frozen ground and a pleasant working environment with open windows. I'd aim for a six-month timeline, wrapping up in October—just in time to crank the heat back on.

Why This Timeline Works

This plan gives me nearly a full year just for planning. Why? Because rushing planning leads to mistakes, limited options, and compromises. The extra time lets you save more money, feel confident in your budget, and avoid unnecessary stress.

Plus, the four to six months between finalizing your plan and starting construction gives you breathing room to:

  • Find alternative accommodations
  • Sort and pack your belongings
  • Order items with long lead times so they arrive on time

With this approach, your construction phase becomes a well-oiled machine. No delays. No last-minute scrambles. Just smooth progress toward your dream home.
